1. Background
Open Source House Ghana Limited (OSHG) is a social enterprise providing affordable and sustainable
housing concepts and solution for the lower middle-income households in Ghana. OSHG is a facilitator
that sources client groups from employee-based groups, arranges financial services to mortgage banks
and end users, selects, coordinates and controls constructors and ensures timely, quality delivery of
affordable houses within the budget. OSHG believes in the ESG principles.
The lower middle class in developing countries is rapidly growing and so is their demand for housing. More
than 1 billion people are forced to live in slums and this percentage is growing rapidly. Many of these
people have a decent job like nurses, teachers and civil servants and therefore a regular income.
Rapid urbanization, wastage of resources, expensive building materials, inefficient construction methods
and unshared ideas are all part of the underlying problem. Open Source House aims to make housing
accessible for this group of people, for a sales price of less than 25.000 GhC (12.500 Euro).
The concepts of Open Source House will result in synergetic environmental advantages by: lowering
construction waste and CO2 emissions; supporting local economies; expanding the lifecycle of
construction materials; lowering transportation in the building process; stimulating local trade through the
exchange of house elements and a free accessible platform for sharing designs. Open Source House
makes it possible to construct houses using elements. These elements are designed based on a
framework of 8 eco-architectural principles, to stimulate affordability, exchangeability and sustainability.
The project started with a design competition in which more than 3100 young architects from 45 different
countries participated. The winning design is currently being realized in Ghana as a pilot case to test both
technical and economical feasibility as well as cultural perception. The ambition is to provide 100.000
houses before 2020 worldwide.

2. Assignment
From constructing the pilot house we have learnt a lot. Through workshops with the end user the layout of
the design has been enriched and finalized. What people want and wish for is clear. However the price of
the current house is still not affordable to our target group. Therefore we want ******llenge ourselves to
reduce the price and get the design affordable.
We are looking for a construction engineer who is passionate about further engineering and detailing the
design. We have to look for smart and cost effective solutions to make the design culturally accepted,
sustainable and affordable. We believe that by merging smart ideas from the OS-House platform,
scouting internationally for cheaper building technics and smart material use, we can reduce the prize of
the house.

3. Objectives of the assignment

The main objective of the assignment is to develop a house that cost GH¢15,000 (€7.500) construction
costprice.
• Examine the designs of OSHG and determine the type of technologies that can be used to realize
these designs with the price limits above
• Examine building materials that meet environment and sustainability principles, socially acceptable
by the target group and are affordable
• Examine the cost of components of the house including access roads, electricity and water supply
in line with affordability of the target group

4. Current status

• General design co-created with the end-user is ready
• 250 sustainable designs are available on the OS-House platform, for inspiration.
• Several building materials have been identified like pozolana, hydrofoam blocks and rammed earth
blocks.

5. Scope of assignment
• Gather data on sustainable building technologies in Ghana and internationally
• Gather data on sustainable building materials in Ghana and internationally
• Provide detailed analysis on affordability, acceptability, sustainability and availability of these
materials in Ghana

6. Duration and phasing

The duration of the assignment is six (6) months. It is divided into two phase. Phase one spans from
November 2011 to mid January 2012. During this phase the Building Expert is expected to compile
information on low-cost building technologies that are sustainable, the type of materials, and the various
options available to OSHG. Based on this information determine the feasibility of building the houses within
the GH¢15,000 (€7,500) budget.
Phase two spans from mid-January 2012 to mid-April. During this phase, the Building Expert is expected to
make detailed construction drawings, material list and bill of quantity, which are ready to put to a public
tender.

7. Deliverables

• Report on the feasibility of building OSHG houses within the GH¢15,000
• Report on sustainable building materials, low-cost building technologies and how these can be
utilized in the project to achieve affordability and acceptability of the target group
• Make detailed construction drawings, material list and bill of quantities ready for public tender.

8. Work experience
• 10 years experience in the built environment both nationally and internationally with a minimum of 5
years experience in the affordable housing delivery
• Experience of executing similar assignments
• Experience in sustainable building practices and working with local sustainable building materials
• Passion for and experience with technical detailing
• Knowledge about worldwide construction methods and materials
• Experience in user centred design
• Passionate about sustainability and cost effective design
• Believe in 8 OS-House principles
• Self-propelling/non-ego/team-player

Kết quả tinh thần làm việc nhóm là đây ư? vì sao lại ra nông nỗi này? vì đơn giản những con người luôn cho rằng mình là nhất, cái tôi luôn ngự trị cao quá, bảo thủ k biết điểm dừng = phá sản một khối đoàn kết....các bác làm e thất vọng tràn trề...em đã nói im đi hết lo mà làm chuyên môn thế mà ông nào ông nấy cứ ngồi vươn cổ ra mà nói để cho cái ông cỏ Dại chết dẫm kia nói lắm. Mình k nói thì làm gì ng ta nói, ng ta nói thì mặc kệ nó đi...nói dai nói dài đâm ra nói dại rồi đưa nhau ra mà so sánh xúc phạm nhau. To cái đầu rồi, trình độ hẳn hỏi mà sao có thể nói được những câu để dìm người khác thế nhỉ? em thật sự ko ngờ với những cao nhân như vậy....thật là thê thảm quá đi. Muốn làm việc lớn cái tâm nó phải tĩnh đã mà các bác thì sao hả? tâm can nóng như lò bát quái thiêu chết hết muôn loài....mô phật.
Cái ngu của con người đó chính là tôn thờ mình quá mà ko biết mình chỉ là thằng ngu xữa cái xã hội này mà thôi.
